Villa Rabe was built in 1858 by the court architect Ernst Petzholtz and is one of the last unrenovated villas in the Berlin suburbs built in the style of classicism. Typical elements of the classicist architectural style, such as round columns with Ionic capitals can be found, as well as the horizontal ashlar stripes.
Due to its location in the area of application of the B-Plan No. 35-2 "Südliche Berliner Vorstadt" (Southern Berlin Suburb), the property offers a wide range of possible uses. The property was categorized in the development plan as a general residential area 2 (WA2) and thus also opens up, for example, a partial commercial use for quiet business, but also a pure residential use. The villa is listed in the monument register as "Villa Rabe with outbuildings and enclosure". Due to the monument status, it is possible that interesting and rewarding depreciation and subsidy opportunities may arise if certain and individual requirements are met.
The villa is divided into four floors, two of which are currently approved living space. For the basement and the attic, a building application for renovation and conversion was submitted by the seller in 2019, so that after renovation would result in an area of approximately 504 m² of residential and commercial space. In the building application, a commercial use as a residential and commercial building over all floors and in several, variable units is advised. The basement, mezzanine and second floor are planned as commercial units for independent professions or silent businesses and the unit in the attic is planned to be used for residential purposes. The complete planning (HOAI service phases 1-4) is included in the price and will be left to the buyer by the seller.
The basement accommodates about 117 m² of space, which is divided into three large rooms and could be divided into two units.
The mezzanine and the second floor are each laid out with a spacious vestibule and main room, from which the loggia or balcony can be accessed. Both floors count about 130 m². In the construction planning, two rooms are planned on each floor on the left side and another large room on the right side. Thus, there are four rooms on each floor according to the planning and 5 rooms according to the current Actual state.
The attic is very special and offers a great feeling of space due to the great carpentry and wooden constructions. Coupled with the wooden supports, the result is a loft-like character that can be enjoyed in a large studio of about 70 m² after construction planning. Two bedrooms, in addition to the master bathroom and guest toilet, complete the space on offer. Two roof loggias round off the high-quality living offer in a special way and complete the area of the unit to approx. 125 m² living space.
A plan for the outdoor facilities is also included in the building application and will be handed over to the buyer. A garage with approx. 41 m² offers a great addition to the already abundant space. The garage offers the potential for conversion as a hobby or gallery space and is located on the northern part of the property. The total plot with approx. 2,115 m² is still divided in real terms, which will result in the actual plot size of the object of purchase amounting to approx. 1,800 m². The plot will be measured in the course of the execution of the purchase contract. On the part of the property to be separated is an already renovated coach house, which can remain in the inventory of the seller, or can be acquired for an additional EUR 1,100,000.00. We will gladly explain further details in a personal conversation.
All in all, this is one of the last opportunities to acquire an unrenovated and listed villa in the Berliner Vorstadt and to design it according to your wishes and ideas.
